New Construction - Sustainable Design

Vance Brown built this 50,000 s.f. office building shell and interiors complete with 35,000 s.f. below grade parking.

Special features include raised access floors for HVAC supply plenum, operable windows, high performance insulated glazing system for both daylighting and thermal performance, 5 KW photo-voltaic power system, storm drain design incorporating detention ponds and bioswales.

 
 
 

Extensive shoring of the garage excavation was necessary due to existing 100 year old oak trees.  The trees were incorporated into the building design and subsequent sitework design.

Product selections were made to maximize the use of sustainable natural resources and recycled material where cost effective.  Recycling of construction debris was an integral part of the construction process.

The project was submitted to the U.S. Green Building Council for LEED Certification and received a Gold rating in 2002.
 

The project holds the honor of being the first Gold LEED in the State of California.
